Alabama added 141,048 more residents from other states than it lost between 2020 and 2025. That figure comes from the University of Alabama's Center for Business and Economic Research, published in April 2026. Deaths actually outpaced births statewide over that stretch. Migration is what grew the state. If you are one of those movers, your loan has wrinkles a local buyer never sees. Most of them are about timing.
Open the Loan File Before You Start Packing
A lender can verify your income, credit, and assets from anywhere. What matters is that the lender is licensed where you are buying. Breeze Mortgage is licensed in Alabama and Georgia. We can work your file while you still live somewhere else. If you already own a home, read our guide to buying before you sell. Relocating buyers hit those same bridge loan and dual payment questions, just from farther away.
Buying on a Job That Has Not Started Yet
Plenty of movers close before their first day of work. Conventional loans have a written rule for this. Fannie Mae covers it in section B3-3.3-03, updated March 4, 2026. You need a fully executed offer letter. It must name the employer, the position, the rate of pay, and the start date. Your start date can fall up to 90 days after the note date. That is simply the day you sign your loan papers.
There is a catch, and it is cash. With no paystub from the new job yet, the file needs extra reserves. That means six months of the new house payment. It can also mean enough to cover your bills until you start, plus one month. The loan must be a purchase of a one-unit primary residence. You also cannot be working for a family member. FHA and VA handle future income their own way, and the allowed gap is usually shorter.
When the Move Comes With Orders
Alabama draws a steady stream of military families. Redstone Arsenal in Huntsville and Maxwell Air Force Base in Montgomery both pull buyers in. Fort Moore sits right across the river from Phenix City. VA loans expect you to occupy the home within about 60 days of closing. Permanent change of station orders can stretch that window. A spouse moving in on your behalf can also satisfy occupancy. Both exceptions need documentation in the file before underwriting, not after. Our VA loan guide covers entitlement and the funding fee.
October 1 Sets Your First Tax Bill
Alabama taxes property by class. Section 40-8-1 of the Code of Alabama sets the ratios. A home you own and live in is Class III, assessed at 10 percent of market value. Almost everything else is Class II, assessed at 20 percent. That is double the assessed value on the very same house.
The state measures this on October 1. You must own the home and occupy it as your primary residence that day. Then you file for the homestead exemption with your county by December 31. Miss October 1 and you wait a full year for the lower class. A late September closing and a mid October closing can mean very different first tax bills.
The Driver's License Clock Runs Too
Section 32-6-1 of the Code of Alabama gives new residents 30 days to get an Alabama license. County tax offices lean on that license when you claim homestead. Madison County wants the license address to match the property. It also wants the license issued on or before October 1. If your license is still out of state, counties usually ask for two substitutes. Those are a homeowner's insurance declaration page covering October 1 and a utility start-date letter. Active duty buyers can often use a military ID instead. Details vary by county, so call the tax assessor before you assume.
Closing Without Flying In
Alabama has not adopted full remote online notarization for its own notaries. Most recordable documents still need a wet ink signature. So a remote Alabama closing usually means a mail-away package. A notary meets you where you live, and the signed originals travel back. Alabama does recognize a notarization performed properly under another state's law. Your title company and the county recorder still set the final terms. Build a few extra days into your contract for shipping.
Alabama and Georgia Do Not Close Alike
Breeze Mortgage works both sides of the state line, and the two are not twins. Georgia requires an attorney to close a real estate transaction. Alabama does not. Georgia charges an intangible recording tax based on the loan amount. Alabama charges its own mortgage recording tax at a different rate. Georgia also runs homestead filing on a different calendar than Alabama's October 1. Our Columbus, Georgia guide breaks down the Georgia side.
A Simple Order of Operations
Start with a lender licensed in the state you are moving to. If the job is new, ask for the offer letter and reserve requirements in writing. Pick a closing date with October 1 in mind when the timing is yours. Then handle the license and the homestead filing in your first few weeks. Getting pre-approved first makes all of it easier.
Frequently Asked Questions
Can I get an Alabama mortgage before I actually move there?
Yes. Your lender verifies income, credit, and assets from your current address. The lender just has to be licensed in Alabama, and Breeze Mortgage is.
Can a job offer letter qualify me if I have not started work?
Often yes, on a conventional loan. Fannie Mae allows a start date up to 90 days after you sign your note. You need a fully executed offer letter and extra reserves.
What happens if I close on my Alabama home after October 1?
Your homestead exemption and the 10 percent residential class start the next tax year. For that first year the home is generally assessed at 20 percent.
Do I have to change my driver's license to claim the Alabama homestead exemption?
Most counties expect it, and state law gives new residents 30 days anyway. Until then, counties often accept an insurance declaration page and a utility start-date letter.
Can I close on an Alabama house without traveling here?
Usually yes, through a mail-away closing with a notary in your current state. Alabama has not adopted full remote online notarization, so plan for shipping time.
Does buying in Georgia instead change my loan?
The loan programs are the same, but the closing is not. Georgia requires an attorney and charges an intangible recording tax on the loan amount.
